Sales Policy Of Pearl 02 Tower – Mỹ Đình Pearl Project

I. APPLICABLE TIME

Effective from 14th March, 2018 up to until the Developer issues the new policy.

II. GENERAL POLICY:

1. Free of management fee in 02 (two) years:

Clients will receive free of management fee package be valid for 02 (two) years (excluding the fees must be paid to the third parties such as motorbike/bicycle parking, electricity/water fee, telephone, cable,…) commencing on the date of issuing the Announcement of Handover the apartment by the Developer. From the 03rd year, Clients must pay the Management Fee as the regulation of The Management Properties Company.

Notes: Preferential program is applied for clients paying on time or early.

2. Free of car parking fee package used of the first car be valid for 01 (one) year:

Clients will receive free of car parking fee package used for the first car be valid for 01(one) year commencing on the date issuing the Announcement of Handover the apartment by the Developer. From the 02nd year, clients must pay the Car Parking Fee as the regulation of The Management Service Company.

3. Free of swimming pool and Gym club fee package for the first car in 01 (one) year:

Clients will receive a free of swimming pool and Gym club fee package used for all members of client’s family be valid for 01(one) year commencing on the date issuing the Announcement of Handover the apartment by the Developer. From the 02nd year, Clients must pay this service Fee as the regulation of The Management Service Company.

Notes: Preferential program is only applied for members of client’s family who stay and register temporary residence at Mỹ Đình Pearl Project. And this program is applied for clients paying on time or soon.

4. GILF OF FURNITURE:

– A set of furniture equivalent to 54,000,000VND offered for Clients buying the apartment of 01 bedroom.

– A set of furniture equivalent to 70,000,000VND offered for Clients buying the apartment of 02 bedrooms.

– A set of furniture equivalent to 90,000,000VND offered for Clients buying the apartment of 03 bedrooms.

Notes: Preferential program is applied for clients who buy the apartment from 06th March, 2018 to 05th May, 2018 and paying on time or early. The client will be received the gift by be deducted into the Apartment Selling Price (not including VAT tax and maintenance fee).

5. Discount for second apartment and up:

Client and his/her family buy from two apartments and up (Client or his/her family): receiving the discount of 01% on the Apartment Selling Price (not including VAT tax and maintenance fee) discounted for the second apartment and up and just applied for the client purchasing the new apartment from 06th March, 2018.

Notes: Client’s family member must be: wife or husband; father/mother and her/his children/ adopted children , mother/father in law and son/daughter in law, grandmother/grandfather and his/her nephew/niece, brother and sister. Clients must supply the stipulated documents to prove this relationship.

III. SELECTABLE PACKAGES OF PRODUCT

1. PROMOTIONAL PROGRAM FROM THE DEVELOPER FOR CLIENTS WISHING TO MAKE EARLY PAYMENT:

– Clients want to make early payment up to 95% the Apartment Selling Price (included VAT tax) and 100% Maintenance Fee) by their own fund right after signing the Deposit Agreement will entitled to a discount rate equal to 07% of the Apartment Selling Price (not including VAT tax and maintenance fee).

– Clients want to make early payment up to 70% the Apartment Selling Price (included VAT tax) and100% Maintenance Fee) by their own fund right after signing the Deposit Agreement will entitled to a discount rate equal to 03% of the Apartment Selling Price (not including VAT tax and maintenance fee).

2. PROMOTIONAL PROGRAM OF SUPPORTING INTEREST PROGRAM FOR CLIENTS BORROWING AT VIETCOMBANK – HÀ THÀNH BRANCH.

Developer supports interest for clients borrowing 65% of Apartment Selling Price.

Time of loan: 15 years as from the date of disbursement.

Interest rate (during and after support time): 

– Interest rate 0%/month during time of loan support (*) applied for the clients signing the loan contract with Vietcombank within 15 days as from the date of signing Sale Contract.

– After the time of interest support, the interest rate will be applied as regulation and policy of Vietcombank – Ha Thanh Branch.

time of loan support: Up to 30 months but finished but not later than after 06 months from the date sending the Announcement of Handover Apartment by the Developer.

Period of grace for principal: Up to the Developer sends the Announcement of Handover Apartment.

3. PROMOTIONAL PROGRAM FOR CLIENTS REFUSED OF SUPPORTING INTEREST FROM THE DEVELOPER:

Gift of Daikin Air Conditioner as standard of Developer and equivalent to cash:

– Gift valued 26.000.000VND for clients buy the apartment of 01 bedroom.

– Gift valued 39.000.000VND for clients buy the apartment of 02bedrooms.

– Gift valued 52.000.000VND for clients buy the apartment of 03 bedrooms.

Notes: This promotion program is not applied for the clients used the interest supporting program by the Developer . The Client will be received the gift by be deducted into the Apartment Selling Price (not including VAT tax and maintenance fee).

IV. THE SPECIAL PROMOTION PROGRAM – RENTAL COMMITMENT PROGRAM

Clients purchasing the apartment No.6-7-8-9-10-11 on the 6th -7th -9th -12th -12A -14th -22nd -23rd – 25th -29th of Pearl 02 Tower will be joined in the rental commitment program from the Developer with the following details:

1. Rental Commitment:

The Rental Commitment equal to 07%/12months/ the Apartment Selling Price (not including VAT tax and maintenance fee). The detail Rental for each apartment will be showed in the attached file of this Sales Policy.

2. Standard Furniture for lease:

Option 1: Clients equip furniture themselves pursuant to the List and Standard of Furniture for lease issued by the Developer

Option 2: The Developer will equip full furniture pursuant to the List and Standard of Furniture issued by the Developer for lease with following investment amounts:

Unit No. 7-8-9-10: Total Investment is 230,000,000VND (VAT included).

Unit No. 11: Total Investment is 300,000,000VND (VAT included).

Unit No. 6: Total Investment is 350,000,000VND (VAT included).

According to this Option 2: The total investment in furniture will be advanced and deducted from the Rental by the Developer. Clients registering to use this standard furniture package equipped by the Developer on behalf of the Clients cannot change their decision or claim any reason, any case.

3. Applicable time counted to pay the Rental to the Clients by the Developer:

According to the option which Clients equip furniture themselves: after 01 month since Clients hand over the qualified apartments to the Managements to the Developer for lease. And the qualified apartments must be handed over to the Developer not be later than 03 (three) months commencing on the date which the Developer sends the Announcement of Handover Apartment.

Notes: If after 03 (three) months commencing on the date which the Developer sends the Announcement of Handover Apartment (as the Sale Contract), Clients do not hand over the qualified apartments to the Developer for lease, the Developer will refuse to receive the apartment for lease and Clients cannot claim any reason, any case.

According to the option which the Developer equips furniture on behalf of Client: after 03 months since Client signs in Hand over Minutes from the Developer (as the Sale Contract) and handover to the Developer to equip furniture pursuant to the List and Standard of Furniture for lease.

4. Payment of Rental:

The rental will be paid to Client within 07 (seven) days at the beginning of each Quarter commencing on the rental is calculated to pay by the Developer. According to the option which the Developer equips furniture on behalf of Client, the total investment in furniture will be deducted from the rental each Quarter by the Developer. If after 12 months (the lease term terminate) which the rental is deducted by the Developer but the rest of the total investment in furniture is not deducted fully, the Clients (the owner of the apartment) must pay the rest of money in this furniture to the Developer before the Developer hands over the Apartment to the Clients (the owner of the apartment).

5. Clients (the owner of the apartment) must pay all regulation fees or taxes payable to the State of Vietnam relating to the lease of the apartments..

6. Clients registering lease and furniture plan not later than of signing the Sale Contract.

7. If Clients do not execute the Rental Commitment Program, Clients will get a discount rate equal to 03% of the Apartment Selling Price (not including VAT tax and maintenance fee. The Apartment Selling Price applied to get this discount is the final Apartment Selling Price which is deducted/subtracted for another promotion program (if any).

Notes: The Rental Commitment Program is not applied for the clients used The Early Payment Program (as Item III.I).

V. PAYMENT PROGRESS OF SALE CONTRACT:

01st Instalment: 25% The Apartment Selling Price included VAT – Upon signing the Sale Contract.

02nd Instalment: 10% The Apartment Selling Price included VAT – The Tower is built up to the 05th Floor (expected 30th April, 2018).

03nd Instalment: 10% The Apartment Selling Price included VAT – The Tower is built up to the 15th Floor (expected 15th June, 2018).

04nd Instalment: 10% The Apartment Selling Price included VAT – The Tower is built up to the 25th Floor (expected 30th August, 2018).

05nd Instalment: 15% The Apartment Selling Price included VAT – Topping out of the tower (expected 30th June , 2018).

06nd Instalment: 25% The Apartment Selling Price included VAT and 100% Maintenance Fee – When receiving Apartment Handover Notice (expected 31st December, 2019).

07nd Instalment: 05% The Apartment Selling Price included VAT – When receiving the Ownership of Apartment.
